OK! You've found a property you like!!
...and you can afford it!!!!
But is it good value...?
As you consider a purchase, the question of value today is important. It relates to your expectations about future increases in the value of your home. If this is your first or second home purchase, chances are the property you can afford will be a compromise of some sort. But making some compromise on this purchase should be a strong step towards owning the home you really want, as quickly as possible.
Even if this is not your first or second purchase one of the important considerations should always be, "How will this property be viewed when I want to sell." As you explore the Real Estate Market you are almost certain to encounter homes that the owner believes to be:
"...the cuteist, funkiest, largest, best maintained home in the best location, the best house in the best neighbourhood on the market!"
...but which in your eyes (and possibly most other potential purchasers) has a significant flaw.
Finding youself in the same position of that home owner is not a pleasant place to be. Especially if your expectation was a quick sale and a better than average increase in property value. That does not mean that a property with a flaw does not offer good value. It does not mean that I would not buy a property that had a significant flaw myself. It does mean that the value today has to be viewed in the context of the value when you come to sell.
